Responsibilities

 

 Under the direct supervision of the Physical Plant Manager (PPM), the Supervisor of Maintenance Planning is responsible and accountable for managing the performance of the Port Authority Bus Terminals maintenance, structural integrity, environmental, hazardous waste management, sanitation and construction programs, tenant alteration process, as well as assisting the PPM in the coordination and prioritization of the Capital & Major Maintenance Programs.

Under the direct supervision of the PPM, the incumbent will direct a wide variety of activities including overall maintenance of the facility; developing, reviewing and monitoring contracts; overseeing the administration of these contracts; administration of maintenance labor agreements and participation in maintenance grievance and disciplinary hearings; supervision of maintenance staff; evaluating maintenance systems and data and related reports; coordinating infrastructure renewal activities and capital projects with Project Management, Asset Management and Engineering Staff; and managing the Maintenance Units budget. The incumbent will also be responsible for all facility tenant support. In the absence of the Physical Plant Manager, the Supervisor of Maintenance Planning may assume responsibility for the maintenance operations at the PABT.

Qualifications

Candidates must present the following qualifications to be considered eligible for this position:

Applicants should possess a Bachelor’s Degree, or equivalent work experience, in Engineering, Business Administration, or Architecture from an accredited college or university.

Minimum three years work experience in maintenance planning & administration

Must possess a valid Driver’s License

Ideal candidates will present the following profile:

 

Knowledge of major building systems including Mechanical, Electrical, Structural, Environmental, and Fire Protection and Life Safety.

  • Knowledge of facility Agency Major Maintenance and Capital Programs.
  • Demonstrated ability to coordinate support for the development, design and construction of various facility projects.
  • Demonstrated experience in analyzing and evaluating contract drawings, tenant alteration and applications, to identify associated impacts on the facility and recommend alternatives.
  • Demonstrated experience in managing a diverse array of supervisory and field staff, including demonstrated experience supervising unionized staff.
  • Experience with developing Maintenance Rosters and procedures, and familiarity with computerized maintenance management systems and their development, configuration, and set-up.
  • Demonstrated ability to work effectively under a variety of conditions, with the ability to maximize resources and operate independently; be reachable 24 hours a day, 7 days a week, and have the ability to report to work expeditiously in response to facility emergencies including snow alerts.
  • Demonstrated ability to set work priority to adjust to changing situations.
  • Demonstrated experience identifying, understanding and integrating customer service needs into the day-to-day decision making.
  • Demonstrated ability to develop and employ problem-solving approaches that are sensitive to organizational, community and customer concerns.
  • Demonstrated superior interpersonal skills, with the ability to work effectively with diverse groups, such as tenants; contractors; vendors; and government, community and industry officials.
  • Demonstrated written and oral communication skills.
  • Thorough knowledge of Port Authority operating policies and procedures, including those related to administration, budget, human resources, maintenance procedures, business planning, contract administration, and the authorization process.
  • Demonstrated negotiation and conflict resolution skills in labor agreements and disciplinary procedures.
