About the Role

 

Reporting to the Chief of Quality Assurance, the successful candidate manages staff of Engineers, Architects, and Inspectors performing Quality Assurance audit of construction and field records during stage IV for all PA contracts, Tenant Alteration Applications, Redevelopments, and Major Capital Projects. You will also confirm successful completion of construction projects in accordance with the approved design documents and applicable codes; Confirm successful Testing of Fire Protection and Life Safety (FPLS) systems, and Vertical Transportation (VT) systems before occupancy or use. The successful candidate will also Issue Permits to Occupy or Use for all projects and Certificates of Completion for all PA Contracts; Manage the Post Construction Inspection (PCI) program to perform annual inspections of FPLS systems for all PA and Tenant maintained buildings (over 900 Bldgs.) and all VT systems (over 1500 units), as well as Boilers and Refrigeration systems;  Issue PCI reports to facility managers monthly for corrective action(s). 

 

 

Responsibilities

  • Audit construction inspections and testing of Fire Protection and Life Safety (FPLS) systems to confirm conformance with the approved design documents and applicable codes.
  • Participate during installation and testing of Vertical Transportation systems, including elevators and escalators to confirm conformity to the applicable codes.
  • Document non-conforming construction issues and follow up for satisfactory disposition.
  • Perform record audits of PA Contracts, including Special Inspections (SI), FPLS Test Reports and SI Checklists
  • Issue Temporary Permits to Occupy or Use and Report on Audit Conformance with recommendation for issuing the Certificate of Completion and a Permit to Occupy or Use
  • Perform annual inspections of all FPLS, VT systems, and Boilers to confirm the existing systems/equipment are operating safely for both PA and tenant-maintained systems/equipment

 

Minimum Qualifications

 

  • The Bachelor of Science in Engineering or Architecture
  • Management experience responsible for inspection and testing of civil, structural, mechanical, and fire protection systems
  • Working knowledge of applicable codes.
  • Demonstrated interpersonal and effective communication skills, both orally and in writing.
  • Demonstrated ability to establish rapport and maintain effective working relationship with peers and all levels of management.
  • Demonstrated ability to reach sound judgment effectively
  • Valid Driver’s license

 

 

Desired Qualifications

 

  • Professional Engineering and/or Registered Architect License in NY & NJ
  • Master of Science in Engineering or Architecture
